Our mission
For too long, professional-grade feasibility data has sat behind institutional paywalls, expensive consultants, and fragmented municipal databases. form.land was built to change that.
We give independent developers, small firms, and first-time land buyers the tools to investigate development potential — bylaw-cited zoning for the districts we have authored, real municipal fee schedules, and structured negotiation frameworks — with the assumptions available to inspect and refine.
We’re not replacing professional advisors. We’re giving every developer the foundation to make confident, data-driven decisions before they spend a dollar on consultants, appraisals, or legal review — one market at a time, expanding across North America as we grow.

Precision
We author zoning rules for 10 Vancouver districts directly from the City’s district-schedule PDFs, each carrying its bylaw URL and version. Inferred parameters are flagged, not hidden — and you can see which is which on every figure.
Transparency
Every figure carries its own state — confirmed against the source document, source known but unconfirmed, or estimated — and we show you which. Today none of our 38 regulatory rules have passed human review yet, and we publish that rather than bury it.
Accessibility
Professional-grade feasibility tools should not require a six-figure software budget. Our free tier gives every developer a meaningful starting point.
Built to expand
Vancouver is our first market, not our ceiling. The platform is architected city by city, so covering the next market is engineering work, not a rewrite.
