The score is a preliminary screening tool, not an appraisal. It composites six weighted factors using publicly available municipal data, construction cost benchmarks, and market indicators, and depends on the assumptions available for the site. It has not been reviewed by a qualified professional. Always verify with professional advisors before making investment decisions.
What is the difference between Free and Pro mode?
Free mode gives you address lookup, a feasibility score, one scenario, and Form Agent. Pro mode unlocks the full three-scenario comparison, sensitivity tables, TDC per square foot, and a higher Form Agent allowance.
Can I use form.land for rental projects?
Yes. The three-scenario engine includes a Rental Focus scenario covering rental income projections and operating expense ratios once you enter a monthly rent assumption. Without a real rent input, NOI and debt-service coverage are withheld rather than estimated. We do not assess CMHC MLI Select eligibility — that is points-based on affordability, energy and accessibility commitments, so confirm it with CMHC or a licensed broker.
How often is the data updated?
Building permits are read live from City of Vancouver Open Data on each request, so that view is current. Zoning rules, municipal fee schedules and construction cost benchmarks are versioned in the codebase and updated by hand — each carries the date it was last checked, shown on the figure itself. There is no automatic refresh for those, so treat the stamped date as the real currency of the number.
Is the report suitable for investor presentations?
The PDF report is a feasibility memo covering the full cost stack, scoring breakdown, scenario comparisons, sensitivity analysis, and negotiation framework. It is a screening document, not an appraisal — no figure in it has been reviewed by a qualified professional, and it says so on the page.
