1. Introduction
form.land Technologies Inc. (“we”, “us”, or “our”) is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use form.land (the “Service”). We comply with the Personal Information Protection and Electronic Documents Act (PIPEDA) and British Columbia’s Personal Information Protection Act (PIPA).
2. Information We Collect
Account Information
When you create an account, we collect your name, email address, and payment information (processed by our third-party payment provider). We do not store credit card numbers on our servers.
Usage Data
We collect information about how you interact with the Service, including addresses searched, reports generated, features used, and session duration. This data helps us improve the platform and your experience.
Property and Development Data
form.land processes publicly available property data, municipal zoning information, fee schedules, and development application records. This data is sourced from municipal governments and public registries and does not constitute personal information.
Device and Technical Data
We automatically collect device type, browser type, IP address, and general geographic location to ensure the Service functions correctly and to protect against unauthorized access.
3. How We Use Your Information
We use the information we collect to:
- Provide, maintain, and improve the Service
- Process transactions and manage your subscription
- Generate feasibility analyses and reports based on your searches
- Send transactional communications (account updates, billing, support)
- Send product updates and feature announcements (with your consent)
- Analyze usage patterns to improve platform performance and features
- Detect and prevent fraud, abuse, and security incidents
4. Data Sharing
We do not sell your personal information. We may share information with third parties only in the following circumstances:
- With service providers who assist in operating the platform (hosting, payment processing, analytics) under strict data protection agreements
- With your consent, when you request introductions to providers through the Build Your Team feature
- To comply with legal obligations, court orders, or governmental requests
- To protect the rights, property, or safety of form.land, our users, or the public
- In connection with a merger, acquisition, or sale of assets, with advance notice to affected users
5. Data Security
We implement industry-standard security measures to protect your information, including encryption in transit (TLS) and at rest, access controls, and regular security audits. However, no method of transmission over the Internet or electronic storage is completely secure, and we cannot guarantee absolute security.
6. Cookies and Tracking
We use essential cookies to maintain your session and preferences; these cannot be disabled without affecting the functionality of the Service.
For non-essential tracking, we use two third-party vendors, and both are off by default until you accept them in the cookie banner shown on your first visit:
- Vercel Analytics — aggregate page-view and product usage metrics.
- Sentry — error and performance monitoring, which we treat as essential to operating the Service and which stays active regardless of your choice. With your consent, Sentry additionally records a masked session replay for a sample of sessions (5%, and 100% of sessions where an error occurs) to help us diagnose bugs. Replay recordings mask all text and block all media — they do not capture what you typed or viewed, only interface interactions.
You can accept, decline, or change this choice at any time via “Cookie Preferences” in the footer, which reopens the consent banner.
7. Your Rights
Under PIPEDA and PIPA, you have the right to:
- Access the personal information we hold about you
- Request correction of inaccurate personal information
- Withdraw consent for non-essential data processing at any time via “Cookie Preferences” in the footer (see Section 6)
- Request deletion of your personal information, subject to legal retention requirements
- File a complaint with the Office of the Privacy Commissioner of Canada

8. Data Retention
We retain your personal information for as long as your account is active or as needed to provide the Service. If you close your account, we will delete your personal information within 90 days, except where retention is required by law or for legitimate business purposes (such as resolving disputes or enforcing agreements).
9. Changes to This Policy
We may update this Privacy Policy from time to time. Material changes will be communicated via email or through the Service with at least 30 days advance notice. Your continued use of the Service after such changes constitutes acceptance of the revised policy.
